We make our money on the renovations that work. Not the ones that don't.

What we'll tell you not to do.

Three real (anonymized) projects we talked homeowners out of in the last year.

What the analysis covers.

Everything you’d want to know, in five minutes.

  • Real construction cost for your scope, calibrated to Maricopa County permits and ARMLS resale data — not national averages.
  • After-repair value (ARV): the appraisal number a Phoenix bank will actually accept.
  • The manufactured equity your project creates — the gap between wholesale build cost and retail market value.
  • Financing paths that keep your current low-rate first mortgage intact.
  • Our honest read — should you actually do this? Yes, no, or "scope it down" — written plainly.

Why we'd talk you out of a project.

Most renovation calculators are lead magnets. They give you a hopeful number and immediately route you to a contractor who’d love to talk. We made the opposite product.

We’re betting on the long game. About a third of the homeowners who use our tool decide their current project doesn’t make sense. They come back six months later, two years later, when the math changes. The renovations that work for us are the ones that work for the homeowner. Forcing it costs us more than walking away. That’s why we’ll tell you the truth — even when the truth is no.
