How this calculator works

Every cost and ARV figure here is pulled from the same engine that powers our Reality Check tool — calibrated against 4,958 City of Scottsdale residential permits joined to Maricopa County Assessor parcel records, and grossed up to all-in pricing (hard construction, GC overhead, pre-construction, permitting, and 12% contingency).

ARV loan capacity assumes a portfolio lender product at 90% of after-repair value in second-lien position behind your existing first mortgage — the product most commonly available from Phoenix-area construction lenders. HELOC capacity assumes 85% combined loan-to-value, consistent with most Arizona credit union products. Rates and terms vary by lender and are illustrative, not quotes.

Sell & buy bigger models a 6% seller closing cost, 3% buyer closing cost, and a new 30-year fixed mortgage at the May 2026 Freddie Mac average. The purchase price target is the estimated after-renovation value of your current home multiplied by 1.08 — reflecting the real-world premium of buying a finished home versus building the equivalent space yourself.

For a full product-by-product breakdown of Arizona renovation financing options — HELOC, ARV construction loan, FHA 203k, Fannie Mae HomeStyle — see the Renovation Loan Arizona 2026 guide.
