The mission
Make getting your dream home where you live right now as easy as buying a new home. We make it as easy as possible to see your vision and make the journey to getting there as frictionless as possible — in a way that's good for your family.
That mission is harder than it sounds, and it's why we exist. Renovating a home you love is, today, a gauntlet of opaque pricing, mismatched incentives, contractor disputes, surprise costs, and design decisions made under time pressure. Most homeowners come out of a renovation feeling like they survived something rather than created something. That's not the standard the homeowner deserves.
The founder
Kevin Philip founded ExpandEase in 2025 after selling his prior company, an enterprise tech-services business, in a transaction that gave him the latitude to take on a problem he believed was structurally broken and worth a decade to fix. His own renovation — a 1955 ranch in Phoenix — was the catalyst. The experience cost more, took longer, and felt worse than it should have, and the sources of friction were not personal to his project. They were systemic.
Kevin's background is technical: software engineering, large-scale data infrastructure, and the specific kind of operations work that thrives at the intersection of regulation and consumer experience. The ExpandEase product reflects that lineage — every claim made on the platform is calibrated against a real dataset, every projection is conservative against published comps, and every step of the homeowner's journey is engineered to reduce ambiguity rather than perform certainty.
He writes the editorial library at /insights personally, in part because no one else has the combination of context required, and in part because nothing keeps a founder honest like having to explain the numbers in plain language to a homeowner who's about to spend $300,000.
Kevin lives in Phoenix with his family. You can reach him at kevin@expandeasenow.com or book a 30-minute conversation directly: cal.com/ExpandEase/30min.
How we calibrate
Every number that appears on ExpandEase — cost-per-square-foot, ARV projections, comp ceilings, loan tier eligibility — is anchored to a published dataset. We do not use industry rules of thumb.
Every trade is priced against what Phoenix homeowners actually paid on permit. Post-renovation value is calculated the way your bank's appraiser would — what your neighbors' homes actually sold for, adjusted for size, age, lot, and what yours will become. Tested against 2,983 real Phoenix and Scottsdale closed sales. We don't show you a number we haven't checked against reality. The underlying data sources:
- City of Phoenix Open Permits: Every residential addition, remodel, and ADU permit filed in 85018 and adjacent zips, January 2024–April 2026. Used to calibrate cost-per-sqft baselines and project-duration medians. Currently ~850 Arcadia 85018 permits in our active calibration set.
- Arizona Regional MLS (ARMLS): Closed-sale comps by zip, size cohort, and renovation status. Quarterly refresh. Used for ARV ceilings, the renovate-vs-sell math, and the comp-ladder analysis in the Insights library.
- Maricopa County Assessor: Full Cash Value tracking pre- and post-renovation for permit-matched parcels. The FCV-to-market-value adjustment factor that underlies our equity-gain math is built from this dataset (FCV systematically tracks 8–14% below sale price for 85018 SFR).
- HMDA + FHFA HPI + IRS SOI + BLS PPI: Federal datasets used for mortgage-rate analysis, neighborhood appreciation trends, income-distribution analysis, and construction-cost inflation modeling. Refreshed on the federal release schedule.
- Arizona Registrar of Contractors (AZ ROC): 46,000+ licensed residential contractors with disciplinary history. Used internally for our contractor-vetting infrastructure and externally for the contractor-red-flag content in our Insights library.
- RSMeans Phoenix locality factors + 1Build: Independent construction-cost references used to validate our internal cost engine. We cross-check every cost claim against at least one independent source before publishing.
A complete list of citation sources appears at the foot of every Insights article. We will never publish a financial claim without naming the dataset it came from.
Where we work
We are an Arizona business serving the Phoenix metro. Our primary service area is Arcadia (85018), North Central Phoenix (85016, 85014, 85020), and the high-equity Scottsdale corridor (85251, 85253, 85254, 85258, 85260). We are not yet operating outside the Phoenix metro; expanding to a new metro means rebuilding our cost-calibration dataset against that metro's permits and comps, which is a deliberate, slow process.
Project range: $300,000–$2,000,000 in total construction cost. We are not optimized for projects under $300K; we do not market kitchen-only or bathroom-only renovations as our primary service. Our value compounds at the addition + remodel + financing scope, where the integration matters most.
What we are, and what we're not
We are a technology platform and pre-construction services firm. We build the design package, coordinate the permitting and the contractor relationship, and help arrange the financing through licensed lending partners. The construction itself is performed by licensed Arizona contractors we vet and work with directly.
We are not a licensed lender. ARV-based renovation loans, construction-to-perm loans, and HELOCs are originated by our bank and credit union partners. NMLS licensing for ExpandEase is in process. We do not collect referral fees from our lender partners — we are compensated for bona-fide services rendered (borrower verification, contractor vetting, Golden Record documentation), in full compliance with RESPA.
We are not a multi-bid contractor marketplace. We do not collect homeowner intent and sell it to three contractors who then race to the bottom on price. Every project we engage on has one contractor, one scope-locked Golden Record, and one homeowner whose interests we represent — by design, in the structure of the relationship.
